HOW DO I SPOT A LOT MAINTENANCE VIOLATION?
Clause #6 in our Restrictive Covenants states the following:
“No refuse pile or other unsightly or objectionable material shall be allowed or maintained on any lot in this subdivision. Owner(s) of lots shall at all times keep and maintain their property in this subdivision in an orderly manner causing weeds and other growth to be cut so said ground cover does not exceed twelve (12) inches in height and preventing an accumulation of rubbish and debris on the premises. LJEPOA shall be responsible for setting standards of lot maintenance within the subdivision. If the owner fails to comply with the above standards, LJEPOA, after due notice by 1st class mail may take corrective action and charge the owner a suitable fee for the same.”

Our typical process for lot maintenance violations at Lake James Estates follows 3 simple steps:
STEP 1: Starts with a neighborly conversation between the Lot Owner in question and our Chairman of the Maintenance Committee. In his absence, a member of our Board of Directors can complete this step as well. Attempts to contact the appropriate property owner will be made in person, by phone and/or by email. Most cases are resolved after this step has been completed.
STEP 2: In the event that the lot maintenance violation has not been resolved in the preceding step, our Secretary will send a certified letter to the mailing address on file for the property owner. This Lot Owner will be notified that they are not a “member in good standing” until this issue is resolved. This Lot Owner is given 21 days to resolve the violation.
STEP3: In the event that the lot maintenance violation has not been resolved in the preceding steps, our board will take the actions necessary to bring the lot in question into compliance and invoice the lot owner accordingly. The Lot Owner will not be a member in good standing until their invoice has been paid in full.
